Jill, real estate investor and founder of KuhlBooks

Every deal.
Every entity.
Every dollar.

Construction draws. Loan payoffs. Investor funds moving between deals. This is the stuff we love sorting out—so every dollar knows where it belongs.

WHAT WE DO

Let’s get your books
where they need to be.

Clean up what’s wrong.Catch up what’s missing. Then keep the books current with ongoing support.Starting with a new accounting file?We can help with setup, too.

01 / SETUP

Give your books
a solid start.

Starting fresh—or ready to trade paper records and a shoebox of receipts for digital bookkeeping? We set up your accounting file around your properties, entities, and the way you do business, so transactions have a sensible place to go from day one.

02 / CLEANUP

The entries are there.
The numbers don’t add up.

Duplicate transactions. Loan principal recorded as an expense. Transfers counted as income. Costs attached to the wrong property. Cleanup untangles what’s already in your accounting records and corrects the errors affecting your balances and reports.

03 / CATCH-UP

Give the backlog
an end date.

The business kept moving. The bookkeeping didn’t. We work through the missing months, statements, and deal details so the backlog stops following you into every decision.

04 / ONGOING BOOKKEEPING

Keep growing.
We’ll keep track.

New deals, recurring bills, money moving between entities. We keep your accounting records organized by property and deal, reconcile your accounts, and follow up on the details that need your input.

WHO WE SERVE

Bookkeeping for the way
you invest.

Flipping houses, wholesaling deals, growing a rental portfolio, or funding someone else’s next project? We keep the books organized around how you invest—even when your business combines several strategies.

01

Flippers &
wholesalers

Three rehabs underway. Another closing Friday. Track acquisitions, draws, rehab costs, assignment fees, and sale proceeds by deal—even when several entities are involved.

02

Landlords

Five doors or fifty, one bank balance won’t tell the whole story. Keep rent, repairs, loans, and shared costs allocated to the right property and entity.

03

STR Hosts &
Co-Hosts

Booking payouts, platform fees, cleaning costs, reimbursable expenses, and owner distributions add up fast across a short-term rental portfolio. Keep each property’s activity straight as your operation grows.

04

Private lenders
& note holders

Several loans out at once? Keep funding, principal, interest, and payoffs connected to the right loan and entity. Lending is part of real estate investing. We get it.

MEET THE FOUNDER

Bookkeeping from someone
who knows real estate.

Hi, I'm Jill! Real Estate Investor and Founder of KuhlBooks. I built this business for how busy investors and operators actually work - several deals, multiple entities, and money that rarely takes a straight line.

Construction draws, loans, investor funds moving from one deal to the next—I love figuring out where it all went and turning the money mess into books that make sense. I know a flip, a rental, and a loan each tell a different story in the books.

Let’s talk about your business, your books, and what you’d like help with. A discovery call gives us a chance to see whether KuhlBooks is a fit and discuss the next steps.

What happens on a discovery call?

01

Talk through how you operate.

We’ll discuss your properties, deal volume, entities, and strategies—and what you’d like to take off your plate.

02

Get clear on the state of your books.

What’s current, what’s behind, and what isn’t adding up? We’ll discuss whether you need cleanup, catch-up, setup, or ongoing bookkeeping.

03

Get a proposal for the work.

If we’re a fit, we’ll put together a proposal outlining the scope, pricing, and next steps, so you know what to expect before we begin.

BEFORE WE TALK

FAQs

Who does KuhlBooks work with?

Flippers, wholesalers, landlords, STR hosts and co-hosts, and private lenders and note holders. We work with established real estate investors and operators, including businesses with several strategies or entities.

What’s the difference between cleanup and catch-up?

Cleanup fixes accounting records that are already there but aren’t right—such as duplicate transactions, incorrect balances, or costs assigned to the wrong property. Catch-up fills in periods of bookkeeping that haven’t been completed. Some businesses need both.

What accounting software do you work with?

We work with QuickBooks Online, REI Hub, and other accounting platforms. Tell us what you’re using on your discovery call so we can confirm how we can help.

Do you prepare income tax returns?

No. KuhlBooks does not prepare or file income tax returns. We do offer 1099 filings and W-9 management as additional services.

What happens on a discovery call?

We'll chat about you, your business specifics, and how we can help. We'll discuss real estate, best practices with accounting, and any other specifics to your situation that arise. When complete, you will have a solid idea of the next steps to take.

How is a paid consultation different?

A discovery call helps us understand your business and discuss our bookkeeping services. A paid consultation is a separate, 60-minute session for detailed help or training on a specific bookkeeping topic. It costs $150, paid when you book.
